Title registration and due diligence
Last verified: 2026-10-30 · Status: Stable
The Dominican registry follows the Torrens system: the State guarantees the certificate of title, the register is presumed exact, and no hidden charges exist on registered land except from the water and mining laws. Registered rights cannot be lost by prescription. Only the owner and a short list of persons can order a certification, so the seller must cooperate, and a priority reservation holds the title for up to 15 working days.
USD figures use the Banco Central de la República Dominicana reference selling rate of RD$60.9007 per US dollar for 29 October 2026, the latest row in its published rate file on the verification date, rounded to the cent.

Worked example
- A buyer of a RD$35,000,000 (about US$574,706.04) villa has the seller order the certification, sees one mortgage and a provisional note, and asks for cancellation at closing. The seller then requests a priority certification: decided in 4 working days, it blocks other entries for 15 working days while the deed is signed and filed. An error in the register later would be claimed against the Fondo de Garantía, with payment within 60 days of a final judgment.
Step by step
- Get the cadastral designation, matrícula and plan from the seller's duplicate.
- Use the public consultation services of the Registro Inmobiliario to see filings in progress.
- Have the owner order the Certificación del Estado Jurídico.
- Check whether the title is a full certificate or a constancia anotada. See real-estate/unregistered-land-and-deslinde.
- Compare the plan with the ground through a surveyor.
- Ask for the priority certification only when the closing date is firm.
Common traps
- The law says 15 days and the regulation 15 working days. Treat the shorter reading as safe.
- A DGII oposición is outside the title register, so ask DGII as well.
- Water and mining rights can bind a property without appearing on the certificate.
- Provisional annotations requested by an individual last two years and by an authority four years, renewable, under Res. 788-2022 art. 138 paragraphs. An old one may have lapsed, or not.
- The official current schedule of service fees of the Jurisdicción Inmobiliaria was not found, so get the figure from the registry before closing.
